Favorable currency rates, the present need to diversify portfolios, and the perceived safety of the British market have all contributed to a rise in interest from American investors in excellent London property.
According to Nest Seekers International, interest in luxury properties in London among American buyers increased by half last month.
The international real estate agency has just hired two new Americans, Shelby Coleman on the East Coast and Natalie Hernandez on the West Coast, who will be responsible for connecting the American and British real estate markets throughout the year 2023.
Because of the changes in the market, Nest Seekers says it has £36 million worth of real estate agreements lined up for November with purchasers from North America. Mayfair, Regent’s Park, and Marylebone are among the top neighborhoods identified.
There has always been a strong emphasis on investing in long-term services connecting the American and London markets.
Nest Seekers Europe MD Daniel McPeake has always been keen on strengthening ties between the American and London sectors.
With both markets remaining healthy despite external economic concerns, he added, “in the last year alone, we have scaled up our attention on the movement of agents and services between New York and London.”
For example: “Early this year, we started our “London Desk” in New York, which has developed a strong network of partnerships facilitating demand both from the US to the UK and vice versa, enabling our agents to respond swiftly to the changing pound.”
When asked about bringing on Shelby as Nest Seekers International’s mobile connection between New York City and London, he said, “This is a logical progression.”
According to Shelby Coleman, ‘which is unprecedented and purchasers across the pond know this,’ American investors who buy in dollars have been saving 16% on currency changes since the beginning of the year.
To take advantage of the guaranteed high rate of return, “I am seeing a spectrum of clientele from investors to families reaching out to make that purchase,” she added. I am excited to introduce our American investors to the greatest homes London has to offer and to return to New York with the pound product. Being able to view these properties in person in both places is crucial to creating on-the-ground client connections.
As Hernandez put it, “as agents, we have an agility between the UK and US markets over our rivals and is something Nest Seekers prides itself on.” This means that the company can help people relocate from places like Beverly Hills, Texas, or New York City to London.
She expressed her eagerness to offer prime London real estate to the international investors with whom she has had long-term contacts and who are major players in the PCL market.
We are also getting inquiries from young professionals who are eager to expand their horizons and their property holdings, and I can’t wait to get started advising them on the greatest investments they can make in London.
