Hong Kong’s commercial real estate market faced significant hurdles in 2024 due to a slow economic rebound in mainland China, high interest rates, and subdued retail sales. However, CBRE Hong Kong’s 2025 Market Outlook anticipates a gradual market improvement, fueled by declining financing costs and potential economic stimulus in China.
According to Marcos Chan, Executive Director and Head of Research at CBRE Hong Kong, “Hong Kong’s real estate demand is expected to rise in 2025, primarily reflected in increased transaction volumes.” While challenges persist, the prospect of lower interest rates may drive renewed investor confidence and corporate occupier activity in the commercial sector.
Johor’s Property Market Booms with High Sales and New Launches
Johor’s real estate sector is entering a new era of growth, positioning itself as a key player in Malaysia’s property landscape. According to PropertyGuru Malaysia, Johor accounted for 15.3% of all residential transactions nationwide in the first half of 2024, translating to 18,648 units sold and contributing MYR9.02 billion in property value.
Moreover, Johor led the country in new property launches, claiming 23.6% of total new developments, with over 5,300 units entering the market. With a strong sales performance of 38.3% of the national total, investor and buyer interest in Johor remains high, reflecting the region’s growing appeal.
Philippine Foreign Direct Investments Reach 8-Month High
The Philippines recorded an eight-month high in net foreign direct investments (FDI) inflows in October 2024, according to data from the Bangko Sentral ng Pilipinas (BSP). FDI net inflows reached USD1 billion, marking a 50.2% increase from USD681 million in October 2023 and the highest since February 2024’s USD1.3 billion.
BSP attributes this surge to a 60.7% rise in nonresidents’ net investments in debt instruments, totaling USD839 million. This positive FDI trend underscores the continued investor confidence in the country’s economic prospects.
