TL;DR

  • Tampines four-room HDB flats recorded a Q3 2026 median resale price of S$670,000 and median monthly rent of S$3,500, from separate transaction groups.
  • HDB’s final national Q3 figures show a 0.1% price decline and 7,645 resale transactions.
  • Parktown Residence and the future rail links have their own expected completion dates; future amenities are not existing facilities.

Tampines buyers face a choice between homes that can be assessed on today’s transactions and amenities, and developments whose full appeal depends on future completion. Putting both into one price story can obscure the differences in timing, tenure and the cost of waiting.

The latest official housing data provide a useful starting point. In the third quarter of 2026, Tampines four-room HDB flats recorded a median resale price of S$670,000. The corresponding median monthly rent was S$3,500. Those figures describe separate groups of flats; they are not a matched purchase-and-rental investment example.

A town median is a starting point

A median cannot price an individual flat. Remaining lease, floor area, storey, condition and the actual walking route to transport all affect the comparison. Buyers should narrow the evidence to similar homes and allow separately for renovation and moving costs.

The national backdrop is also more measured than some early-quarter headlines suggest. HDB’s final Q3 release recorded a 0.1% quarterly decline in resale prices and 7,645 transactions. Those national results should not be treated as a Tampines-specific price change. Source: HDB, 23 October 2026.

Tampines North adds a different timetable

Parktown Residence represents a significant future addition to private housing. CapitaLand lists 1,193 residences in an integrated development with planned retail, community facilities, a bus interchange and connectivity to the future Tampines North MRT station. Its February 2025 factsheet gives an expected vacant-possession date of 30 June 2030. Source: CapitaLand project page; developer factsheet.

In an October 2026 release, CapitaLand reported Parktown Residence was 98% sold. Sales progress is evidence of buyer take-up, not proof of future rental occupancy or a certain resale premium. Source: CapitaLand’s October update.

LTA’s current programme expects Cross Island Line Phase 1 to complete by 2030, with the Punggol Extension following in 2032. These are expected infrastructure milestones. They should remain separate from a developer’s completion commitments. Source: LTA.

Compare homes on the date you need them

PNA’s practical comparison is to cost the entire period from purchase to intended occupation. For a completed home, that includes renovation and ongoing ownership expenses. For a home under construction, it may also include interim accommodation and the possibility that surrounding facilities open at different times.

Private-condominium rental assumptions should be checked against relevant private-home contracts, not the HDB table above. URA provides transaction, rental and pipeline data for private residential properties. HDB ownership and renting-out conditions must also be checked before treating public housing as an income asset. For buyers, Tampines is best approached as several property choices with different costs and timelines. The useful question is which home meets the household’s needs at an affordable total cost, with future infrastructure treated as a dated expectation.

Frequently asked questions

What was the median resale price of a Tampines four-room flat in Q3 2026?

HDB’s town-level table records S$670,000. That median is not a valuation of a particular flat; lease, size, floor, condition and location affect individual prices.

Can the median resale price and rent be combined into an investment yield?

Not reliably. The two medians come from separate groups of flats, and any ownership assessment must also consider eligibility, renting-out rules, costs and vacancy.

When is Parktown Residence expected to be ready?

The developer’s February 2025 factsheet gives expected vacant possession as 30 June 2030. Buyers should verify the current contractual position; the railway has a separate programme.

Does strong project take-up establish future rental demand?

No. Sales progress measures purchases, not future occupancy, rents or resale values. Those outcomes require separate evidence.
